You do not need to go to school, just qualify for the loan.
You will have to have 25% of the cost up front, in cash.
If you do not have at least 2 years experience renting you will need enough income to cover the mortgage.
If you do have 2 years experience you will only have to cover 30% of the mortgage with income other then the rent. This is assuming you are buying a complex that is occupied and has positive cash flow.
Assuming he has the capital to buy the apartments (because if he doesn’t, that’s a whole other question), then the best thing to do is contact a real estate agent and let them know you’re in the market for multi family.

But either way, get an agent involved as they can help you look and then help you with the deal once you find something you like.
