Two of my Friends and I rent an apartment 10 months ago, the contract is for a year..so there’s still 2 months left. But now, one of them went out of USA, and the other one passed away because of some sick. I just want to know if i can cancel the rental contract in this situation. And i live in CT.

If you signed the lease, you’re responsible for the rent for the balance of the lease term. Tenants are jointly and severally liable. You might talk to your landlord about advertising your unit now and if he can find a new tenant he might let you out of the lease. Google landlord tenant laws in CT.

Yes, the death of one of the signers of the contract nullifies the lease.

You will need a copy of your friends death certificate. You will still be required to give your landlord a 30 day notice, but the lease is not enforceable at this point.

I would talk to your landlord about this situation. See what they are willing to do for you.
