i live in an apt in north york, 1 bedroom.. we had been here almost 2 years. first year, i had lease agreement. now, i don’t have any lease. i am planning to get a 2 bedroom unit in the same building instead of 1 bedroom.. do i have to sign a lease for the new 2 bedroom unit?

That would be determined by the landlord or management. If a fixed term lease is required, then yes.
Depends on the landlord. But if there is a lease term then Yes you might have to sign a new lease.
